Commercial Greenhouse Construction for Kansas Growers

We design and build commercial greenhouses for Kansas growers: gutter-connected ranges, freestanding hoop houses and high tunnels, engineered for Wichita-area wind, hail and winter heating. The demand is real and measurable: Kansas greenhouse-vegetable square footage grew 50% between the 2017 and 2022 Censuses of Agriculture. This page covers the market data, the structure choices, the grant money, and the zoning rules that apply to an ag building in Sedgwick County.

Is there a market for greenhouse produce in Kansas?

The USDA's 2022 Census of Agriculture says yes, and that it is growing. From Kansas Table 39:

Kansas crop under glass or other protection 2017 2022 Change
Greenhouse vegetables and fresh-cut herbs: farms 88 111 +26%
Greenhouse vegetables and herbs: square feet 370,798 555,936 +50%
Greenhouse vegetables and herbs: sales $1,593,038 $1,907,594 +20%
Greenhouse tomatoes: farms 74 85 +15%
Floriculture and bedding under protection: farms 114 141 +24%
Floriculture and bedding under protection: square feet 4,191,200 5,385,126 +28%

Floriculture is the bigger business. Kansas floriculture and bedding sales totaled $40.5 million in 2022 across 229 farms, counting both covered and open-field growers.

Winter demand in Wichita is visible too. The Kansas Grown! Farmers Market, which Visit Wichita calls the largest grower-owned farmers market in Kansas, moves indoors to the 4-H Hall at the Sedgwick County Extension Office for select winter Saturdays. For 2025–26, Travel Kansas listed November 22, December 13 and 20, January 17 and February 7. Any fresh produce at a January market was grown under cover or pulled from storage.

Local-food interest is building downtown as well. ICT Farms and The Salvation Army opened an urban farm at 350 N. Market in June 2024, with gardening and nutrition education as goals.

Which commercial greenhouse structure fits your operation?

Structure What it is Best for Trade-offs
Gutter-connected range Multiple bays joined at shared gutters under one continuous roof Year-round heated production, benches, hydroponics, bedding plants Highest structure cost; needs engineered foundations and heating plan
Freestanding hoop or gable house Single-bay house with end walls, often poly film or polycarbonate Starting production, propagation, separate climate zones More exterior surface per square foot of floor, so more heat loss
High tunnel Unheated, passively vented hoop structure over in-ground beds Season extension for vegetables and cut flowers Not built for winter heat; may qualify for NRCS cost-share

Gutter-connected ranges win on heating because joined bays share walls instead of exposing them. Heat loss scales with exterior surface area (the A in U × A × HDD × 24), so two 30 ft bays joined at a gutter lose less heat than two separate houses of the same floor area. Our heating guide runs the math by glazing and setpoint.

High tunnels are a different build. We cover them on the high tunnel installation page.

What design loads apply to a commercial greenhouse near Wichita?

Commercial structures carry the most engineering. In Wichita and Sedgwick County, commercial work falls under the 2024 IBC, effective January 1, 2025 (Res. 205-2024). Published values for the area list 115 mph ultimate wind for Risk Category II. MABCD's local table lists a 15 psf ground snow minimum and a 24-inch frost line (UBTC). The engineer of record sets final loads and exposure for your parcel.

Hail is the other load. The National Weather Service documented a 7.75-inch hailstone on September 15, 2010, with a swath from Goddard toward Udall. Glazing choice for a production house is a business-continuity decision. See hail-resistant glazing and wind-rated design.

Are there grants for commercial greenhouses in Kansas?

Two programs matter, and neither is free money for a building on its own.

KDA Specialty Crop Block Grant. The Kansas Department of Agriculture expected to receive $325,000 from USDA for FY26 and allows up to $100,000 per project. Applicants must be legal entities. Projects that solely benefit one organization, institution or individual are not eligible, so a single farm's private greenhouse does not qualify by itself. Grower groups, schools, nonprofits and associations that serve the wider specialty-crop industry can apply. The FY26 window closed April 17, 2026; watch KDA for the next cycle.

NRCS EQIP high tunnels. Cost-share for high tunnels on agricultural land. Rates, eligibility and what the payment does not cover are in our NRCS high tunnel grant guide.

Do Kansas zoning rules apply to an agricultural greenhouse?

Often not county zoning, but other rules still do.

  • K.S.A. 19-2921 exempts land and buildings used for agriculture from county zoning. The Kansas Attorney General's Opinion 2018-4 found no acreage minimum in the statute; whether a property qualifies depends on how it is used.
  • Floodplain regulations still apply in designated floodplain areas. The statute carves them out.
  • Building permits still apply. The AG opinion addresses zoning only, and MABCD has no general ag exemption. Its Permits page lists "Detached Accessory Structures or Agricultural Building" as permitted work, with a site plan, a road approval permit and a fee of $0.20 per sq ft of unfinished space. An ag-use property owner statement may also be part of the process.
  • Selling from a residential lot. Per the Unified Zoning Code (Sec. III-D.6.b), there are no retail or wholesale sales from agricultural uses in the SF-10 through NR districts unless the site is at least 10 acres or a Conditional Use is approved. Confirm for your lot.
  • Water. Kansas lists greenhouses under "industrial use," so a production house on its own well needs Division of Water Resources approval; see our Equus Beds well-water guide.
  • Inside city limits, city rules govern. See the Wichita greenhouse permit guide.

How a commercial project works with us

  1. Scope: crop plan, setpoint, square footage, phasing, and whether you have gas, three-phase power and water at the site.
  2. Site check: floodplain status, soils, drainage, access for trucks.
  3. Structure and glazing: bay width, gutter height, glazing by hail exposure, ventilation and heat.
  4. Budget: priced from engineering and current material costs, not a per-square-foot guess. Published benchmarks vary widely: one manufacturer lists gutter-connected ranges at about US$8.60–$18.50 per sq ft before installation (Harnois, updated Oct 2026), and another reports a double-poly gutter-connected range built for under $20 per sq ft including labor (Prospiant, Mar 2025).
  5. Build: foundations, frame, glazing, mechanicals. Timing depends on season, permits and materials; your quote gives a schedule.

Commercial scope is set project by project, and the quote says what is and isn't included.

Frequently asked questions

How fast is greenhouse growing in Kansas?

Between the 2017 and 2022 Censuses of Agriculture, Kansas farms growing greenhouse vegetables and herbs rose from 88 to 111, and their covered area rose about 50%, to 555,936 square feet.

Can a single farm get the KDA Specialty Crop Block Grant for a greenhouse?

Not on its own. KDA requires a legal entity and excludes projects that solely benefit one organization or individual. A farm can take part as a partner in a broader project led by an eligible entity.

Does an agricultural greenhouse need county zoning approval in Sedgwick County?

K.S.A. 19-2921 exempts agricultural land and buildings from county zoning, with no acreage minimum per AG Opinion 2018-4. Floodplain rules still apply, and MABCD still treats agricultural buildings as permitted work.

Should a production greenhouse be gutter-connected or freestanding?

Gutter-connected ranges lose less heat per square foot and suit year-round heated production. Freestanding houses cost less to start and let you run separate climates. You can start freestanding and add connected bays later.

What does a commercial greenhouse cost?

It depends on structure type, glazing, heating, and site work, and published figures disagree. HomeAdvisor puts commercial greenhouses at $25 to $35 per sq ft (Apr 2024). Harnois lists freestanding houses at about US$5.40–$7.90 and gutter-connected ranges at US$8.60–$18.50 per sq ft before installation, and says to budget about the same again for installation (Oct 2026). We price from your design.
